    I had thanked Lincroft for his reply, I was responding to the other person who I wasn't sure what they were getting at.

    antrobus yes they have lower values but the VOA don't ask for evidence of difference in values in similar houses, they ask for evidence of similar properties in my area that are on a lower band. The similar (not of value, of type) properties in my area are on the same band as me because they don't have the un-adopted status that lowers, and always has lowered the value.

    Never mind though, this isn't really getting anywhere, I obviously can't explain myself.
