Your poll appears to lack a way to select a correct answer. None of the answer choices you have offered can be correct.

Leaving the EU will not stop immigration so it can't eliminate the effect of immigration on house prices.

Your new poll is an improvement since it just asks about the magnitude of the effect. But there is still no way to select the correct answer because you do not give any choices saying that immigration reduces house prices.

The problem is that immigration reduces house prices.

"If the immigrant population of a local authority grows by one in 100 overall, then house prices will fall by 1.6 per cent on average"

There's more on this subject and the higher proportion of renting vs owning in new immigrants.

So using the results we have so far and assuming that you believe that immigration is concentrated in London and the South East, we'd get to the answers that immigration decreases property prices and increases rents and shortages of social housing.

The problem then is in two parts: the extent to which immigration is disproportionately into London and the SE or not and the extent to which this applies to immigrants using EU rules vs other types of immigrant.

And I'm sure that that has been studied somewhere, perhaps someone would care to look for it?

Darn it I'm trying! Feel free to start a better poll.

London in the 70/80 was a great place

The 1980s are the only time I have ever seen a burning cross on somebody's front garden in the UK.

Maybe that's exactly why it was a great place for a Clapton?
Don't blame me, I voted Remain.

That poses a bit of a conundrum for the usual suspects blaming high house prices on immigration, doesn't it? :)

Yes, but on the other hand it provides ammunition for those who are worried about immigration affecting their property values.

This shouldn't surprise anyone, it's just what has happened in the US when minorities started to move into areas, see the US history of blockbusting for example.
