They don't affect your credit rating but they are now factored in to the affordability calculations apparently - by some lenders at least. The broker I spoke to said that some lenders take it into account and others don't.0

I take it this is your first time purchasing a property? I know the cash back sounds like a good deal but make sure (if you don't use a broker) that you consider that by paying off your student loan, you will have less of a deposit therefore the mortgage product with a higher loan to value ratio which you qualify for may not contain the cashback options.
Also, if you are borrowing at the top end of your budget (which it sounds like) make sure you have adequate insurance to protect your mortgage payments and if applicable family/spouse and that they are also affordable to you.
It is unwise to take advice of only a bank "adviser", so shop around - something as seemingly attractive as a cashback now can't substitute impartial professional advice.
