Hi all,


I know this has been asked many times but I am not sure of the way the cash incentives part of the HTB - EL works.

I am currently looking at a house that is listed at 285k. I have 145k deposit and I am looking for a reduction in list price + stamp duty and flooring throughout. Would this be do-able or would it be refused? what does the cash incentives actually mean?

I just want to make sure that a) I have all of my information accurate before I start negotiating and b) the builder cannot try to baffle me with science.

    Cash incentives are things given to you which are not a price reduction.

    Knocking £5k off the price is a price reduction/discount not a cash incentive.

    Paying £5k SDLT for you is a cash incentive.

    Be careful as lender policy on cash incentives varies widely.
