Optima Legal _ Too late to cancel?

Optima Legal has said that there is a 'restriction' on the title deeds before they can do a Transfer of Equity to add my wife's name.

Is this normally seeking consent from the freeholder since this is a leasehold flat? If its not too complicated then I may just stick with them as the conveyancer.
