    It's hard to say you'd have to have an EA or values opinion on that but it would certainly make selling much easier if the leasehold extension was already in place. Plus what will happen naturally is that you will adjust your selling price to take account of the £6k and people will still try to bargain you down by £6k anyway so you might as well remove that excuse.

    In your place I would simply buy the lease extension and go back to a standard sale process rather than the hassle and cost of a split sale and the extra SDLT and then the reclaim process.
