What to offer?

Just read in MoneySavingExpert's house biiuying guide that I could ask for input about what to offer for a house. So any advice is very welcome.
We don't have a house to sell, so that is a plus.

It does not have double glazing everywhere
The whole house needs redecorating
The bathroom needs extending
It does not have full central heating
Needs new kitchen
Probably needs insulating throughout

Sorry, this is not a very helpful answer. Just wanted to say (1) that's a nice house, (2) you get a lot for your money up there! and (3) those tiles in the toilet...wow!

Perhaps a good approach would be to work out how much it would cost you to fix those things, add it on to the asking price and see if you think that looks like a fair price considering what other similar properties in the area tend to sell for. If it's over, reduce your offer accordingly.0 -
Add re-wiring to the list of works. That could be amazing once it's been updated. We looked at a similar house in the NW which had been updated and it was lovely. Are there any similar houses locally to use as a guideline?0

I worked up in Brigg for a long time, if that is the one and having seen the pictures I would run a mile..seems overpriced to me0

If that was in my area in the North it would be sold by Monday with someone offering at least 10k over the asking price.0 -
Awful...awful photos. If I was the vendor I'd get every one of those photos redone. They could have put the toilet seat down. They could have asked for the vendor to put their clothes away. They could have advised the vendor to DE-CLUTTER.
It's so distracted me I have no idea what it's worth.:footie:

No upward chain, plus spot-the-demographic decor... I suspect the photos were taken during house clearance, and it's probably currently completely empty. The vendor may well live nowhere near the property.0 -
If it is that one its a dump and needs £50 k spending on it, there are some great fully renovated homes in that part of the world that you could move right into priced below £!50k0
