Edinburgh-flat in Falcon Rd

After a long time looking we are getting close to purchase. We saw a nice '30/40s flat off Morningside rd, needs a new kitchen, but some nice "period features" as they say! Has balcony, new combi and roof has just been done. I think it may be a great buy. (and I have just told all of you about it - doh!)
Anybody know of any problems with these? The stair is lovely, and obviously the area is fine, so I don't think there are social problems. Parking I can tell may be a bother.
Any thoughts?

The area is fine as I am sure you already know, but you do get some 'characters' wandering around Morningside that are in/out patients from the Royal Ed.
If the roof has just been done, then I don't think there is anything that can go wrong with it TBH. Flats like these (and Comely Bank where I grew up) are sturdy and period features are great.
Parking is a bother everywhere in Edinburgh and I wouldn't let that put you off living in a LOVELY area.****************************0 -
I woul confirm what Alison said. I have bought & sold many times inEdinburgh and Morningside is as popular as ever. I was told many years ago - Always buy with a view to buying on - and Morningside will always sell well. Remember prices are about20% over Offers Over, maybe more in Morningside, although I'm sure you're solicitor will have advised you of this already! Good luck.0

Happy happy happy. :j
Thanks for your views, we offered this morning and have a verbal acceptance! We even had a back-up fixed price, so the market has definitely got better in the last week or so.
Hopefully all will go through OK and we can stop running around like nutters every Thurs and Sunday. I may get a job mini-cabbing, as i think i know most of Edinburgh intimately after 2 months of viewing!
Watch out, I be posting for cheap sources of every thing from kitchens to carpets soon..Thanks all, and maybe see you soon. Bob:rotfl: :beer:0 -
Convenient for Waitrose - possibly too convenient when the Waitrose HGVs arrive0
