Joint HTB mortgage, 1 self-employed and 1 employed.

Hi there,

Looking at purchasing a new build towards the end of the year, Im self employed and my partner is employed.

My first self assessment I completed myself online via HMRC. Will I need 15/16 to be completed by an accountant to have any chance of being accepted on a mortgage or will I be able to submit the return myself and provide a broker with 2 x SA302 that I would be able to request myself?

    You can submit the return yourself there's no need for an accountant to prepare your accounts for you if you can do it yourself. Just make sure they are in a form that is just as professional as an accountant.

    Annual tax calculation and tax year overview downloaded from SA Online are now accepted by many lenders instead of accounts or SA302.

  • Thats great to hear, but I've heard and seen on a few posts that they might request an accountants signed certificate? Will they know I have submitted the accounts myself and question it resulting in being rejected or finding it difficult to obtain a mortgage

    If you don't have an accountant, a certificate can't be requested.

    In those circumstances, tax calculations and tax year overviews are normally accepted instead.

    Make sure your lender understands your position before you apply.
