House value reclaiming

Options
Hi,

I have had roadworks around my house for about 15months, whilst this I have tried to sell my house and no-one viewed the house, the estate agents even said dont bother until its finished.

I received a letter last year regarding compensation claim but i never pursued it(it was from a surveyor taking 10% of any money received), I phoned up the council recently and he was kind of rude saying you need evidence etc etc basically trying to put me off claiming.

Has anyone got advice regarding this.

Thanks

Of course you need evidence. You need to be able to prove that you have suffered a loss. What loss are you claiming for?

decrease of house value due to the roadworks.

If you've not had one viewing in 15 months, there has to be more of an issue than roadworks. My area has roadworks that are due to continue for the next two years, yet a neighbour has recently sold in six weeks.

You could post a Rightmove link on the house buying board for feedback?

I believe you can claim for the loss of value arising as a result of the road once it's been built.

    See
    https://www.gov.uk/compensation-road-property-value/overview

There is even a helpful page that lists the roadschemes currently open for claims.
