Releasing equity from property to buy another

Worst case would be to put the property back up for sale, once the work is done I should be able to achieve £100k, leaving me with 49k before CGT etc.

However as said I know people with properties in that same area, literally a few roads down and they have always rented within days and generally no real problems. The area has a few good schools close by and transport to major towns on its door step, it is also 5 minute walk to a local town with numerous shops etc.
