Declaring future wife on mortgage application?

Hi,
About to start using a broker to find a mortgage for me as I would like to sell my house and move.
To cut a long story short, I wanted to stay with my current lender (HSBC) as my early repayment fee is high. HSBC gave me a mip for a good amount so I went about searching for a new house. I put mine on the market and got an acceptable offer. I then found a house I'd like to buy and have had an offer accepted. On applying for the mortgage properly, HSBC have rejected me on affordability. I did mention that my soon to be wife would be living with me, but will not be on the mortgage and will be contributing to the running costs (she is self employed and her business, though very successful, has only been running a year) so she is not a 'dependant' on me as such.
So the question is, do I mention her to the broker when he starts searching for mortgages and applying?
Thanks

Yes - have the broker look at both scenarios for you - your future wife if she has 1 years SA032 (from Inland Rev) and a good credit rating would be accepted by some leading lenders.I am a Mortgage Adviser

Having just asked her, she doesn't have 1 years SA032 yet but she has invoices etc for longer. Her credit rating is good, but minimal.
We will actually get married in five weeks so after application but before completion. Does a lender have any way of finding out I have got married?0
