First Time Buyer- Confused by Deeds & Contract Report

Received the builders solicitors above information, and to be honest a lot of it has confused the hell out of us, but we don't want to ignore it and potentially miss something we should of queried.

Our own solicitor provided us with the documentation and wants us to sign and send back including whether we are joint tenants etc,

Is there anyone who can give us advise on these two documents and whether we should follow certain aspects up?

It's a new build development,

Read stuff about the new rail network and Radon Gas, we would just like a more experienced set of eyes to review the documents.

    That's why you are employing a solicitor. They should highlight any issues that aren't standard or are to your detriment.

    We are using there recommended solicitor, this is why I'm worried.

    Part of the incentive was 1k off legal fees if we use go with there recommended solicitor

    And they also paying for our stamp duty, would just like a wiser pair of eyes to advise if anything needs reviewing

    This is the kind of stuff we sometimes do for clients, so what about asking your mortgage broker?

  • The solicitor should clearly be advising you on the implications of joint tenancy/tenancy in common - but, typically with these 'bundled deals' the service level reflects the price paid.

    If you have used a broker (unless they belong to the developer as well) they are your next best source of advice as Kingstreet says.

    If not you are probably going to spend some of the 'savings' on a wiser set of eyes.
