got the keys today for my first buy-to-let

Quite scary and exciting, to actually get the keys and be in the house. I was scared the previous owners may leave it full of rubbish or dirty or untidy, but they have left it very nicely, which I was very pleased about, so all I have to do is a little cleaning and painting.
I am a silent partner in anothet btl, but am doing this one on my own and I feel like there is so much to do; gas cert, elec cert etc.
Not sure whether to rent it as a whole house privately, a whole house through an agent, or on a room-by-room basis.

Room by room might bring in the whole HMO stuff.... pricey.
Speak to local agents, see what they think it's best for in your area.0 -
ah right, forgot about the hmo stuff.....at what level does that come in? It is a 3 bed house, so 3 people could share
according to an agent 3 bedders are popular in that part of town, so may go that route0 -

I looked into rental values before buying and funnily enough it is one of the very few area where you can get a very good rental return even when buying in this market as it is now.0 -

not at all, my mortgage will be a touch under £390, home insurance £18 (both monthly) and would be looking to rent it at a minimum of £500 per month, hopefully/maybe £525 monthly
I know that isn't gonna make me rich, but it's something.0 -

1. put down a large deposit or
