    I had a trust deed which completed in 2007 and and Iva which has completed
  • He bought the home from an inheritance from his grandfather
    Shortly after our marriage he transferred to his brother (I had no idea and was contributing obviously to all household outgoings) thinking the house was 'ours'
    My lawyer is finalising our divorce in March and is going to ask for a settlement of 30k so you never know a miracle may happen but it's not looking good

    I suspect this will be a tough one to place with a lender.

    Looks like even with 120k equity no one will take a chance with me 😕

    Equity means little when you've a poor record. Your credit record is a reflection of you as a borrower. Lenders have no shortage of applicants. Why take a risk when there's better borrowers applying.

    Given the small amount you require. Try a secured lender. Interest rates will be higher but hopefully manageable until such time as you've rebuilt your reputation.
