LTV & Fee

Hi, am I right in thinking If had a house worth £100,000 and a mortgage of £69,500 so an LTV of 69.5% and when remortgaging add £1000 fee onto the loan this would then take the LTV to 70.5% or would the LTV be the amount without the fee? Many thanks in advance.

    Most lenders allow you to add the fee without it affecting the LTV. Double check with the lender before applying.

    I realise you are using rounded figures but if the mortgage is below around £100k then its probably cheaper to choose a product without fees... But do the sums as its not all about the rate.
