Mortgage valuation - conservatory as second living room

Assuming a property with conservatory (polycarbonate roof). No clue yet if building permit exists.
Used several valuation tools to get a rough idea of lender's valuation, in order to avoid putting in an offer too high and getting stuck on undervaluation issues.. One must fill in number of beds, bathrooms, living rooms. Noticed valuation is higher when conservatory is counted as another living room (so total of 2) vs one living and one conservatory.
Question is do the lenders consider the conservatory as a second room, if declared as such?
Similar experience and outcome anyone?

  • A previous house had a conservatory, when I was selling I was told most mortgage companies/valuers would not count it as a room if it has no central heating and/or is separated by an external grade door. We had the necessary planning docs as we were in a conservation area. This was back in 2009.

  • This has central heating and the correct doors. I was told the same, but was looking for actual experience with lenders valuating such a property.
  • I would be astounded if they counted it as a second living room especially if they have an option for conservatory!
