A one stage didn't a lot of HA's insist you were 'fee free' to get on their panel?
Possibly. Sounds like the kind of half-assed requirement those with their graded salaries and final salary pensions would demand of those of us who have to produce to put food on the table.

Do I sense a little edge of bitterness the week after the tax bill has been paid?

That was the cherry on the icing. :(

I'm still jaded from last year TBH.

For over two years it's been 10 - 12 hours a day during the week and 3 - 4 hours at weekend, then every other Sunday I have the phones for the firm as a whole.

I was 50 a couple of weeks ago, so that hasn't helped.

    50, felt like 100

Have you not seen all the stuff in the press about firms in Sweden switching to 6 hour days and getting more efficient? Apparently, you can spend the rest of your time running around lakes.

Are you saying you have done say £100,000 re-mortgage cases, with no fee?

£310 proc fee less PII, FCA or Network Fees, Less George's share.

With a following wind you might pick up £180 after business costs and tax, and you also get to pick up the risk.

In a nutshell.....yes. Ridiculous I know. My only mild argument to justify my idiocy is to say that when taking on a client, I'd also advise on pensions/any investments/insurance etc as well so the mortgage was almost like a door opener when I was short of clients when I first started. Not being the case now but I have been too set in my ways doing what was easy and not thinking about my business model in a wise way. I suppose my point about straight forward prime remortgages where there is no extra borrowing and rates are aplenty online, charging a fee when the client "could" do something quite simply themselves and not pay it was what I have always struggled to get my head around.

However, reading this thread has made me feel miles better about change so I thank you all.

I can decorate my hall stairs and landing, but I would always get a decorator in.
