Hello Folks
I have a mortgage advisor coming to see me tomorrow night who has been recommended by friends.
My situation is thus. I have property with my ex wife which is about to going on market. Outstanding mortgage 108k.
I am hoping to buy a property with my new partner and we have had an offer accepted. Price is 138k.
My partner and I earn 71k between us, I have no debts now as I paid them all off last week with exception of £400 on credit card. My partner pays £150 on car finance and £150 on a loan and has no other debts. Mortgage advisor has provisionally said he sees no issue with gaining mortgage. Anyone any thoughts on this?

Wait until tomorrow and talk to someone who understands your situation more clearly.
Make sure your sell your ex martial home at the same time as buying your new home to avoid extra stamp duty land tax costs after 1st April.I am a Mortgage Broker

My old property wont be sold before buying the new one, my broker is aware of this and didn't see an issue. Wasn't aware of land tax issue, property is in Scotland.
