EA % for selling around London?

    Unless the high street agent finds you a higher bid, of course, in which case you lose 50 grand to save 2.


    what do the agents do above and beyond to get a higher price?

    its just rightmove so long as you are listed there you will get the same buyers seeing and viewing.

    You can wash your hands of the dirty work of pretending their is another buyer at asking + 5%?

    Everyone will have different experiences I am sure, but for me:

    The agent we chose did very glossy brochures with excellent floor plans and professional photography. This makes a big difference. The same photos and floor plans go onto Rightmove too. Bad photos or lack of floor plan stops a number of people clicking into the details of the property.

    Our agent also picked up the viewers from the train station after work and showed them round in the evening (quite a good service when you live in a London commuter town).

    This was in stark contrast to the agent we switched from who would not do viewings if possible and would certainly not after 5pm. Bad photos, no floor plan and when I said that their presentation was not really up to scratch, they got a bit "tetchy".

    Having switched to the aforementioned agent who did a lot more for the same fee - we put the price up, they got lots of viewings, 4 offers and achieved more than the new higher asking price.

    I think it is entirely possible that not going through an agent could have lost me £30k-£40k for the sake of a much smaller amount in fees.

    A good estate agent should in theory be much better than you at selling houses and negotiating.

    Selling houses is different to other industries where you can DIY to save money because the most important aspect (in terms of money) is to achieve the highest sale price. The chances of doing better than the best estate agents in terms of price I think are slim.

    Often buyers will expect a big discount when not going through an agent. A big discount is probably considered to be a lot more than EA fees. I was offered £25k below the original asking price because "it would save EA fees". The end result was around £50k more than that offer.
    To err is human, but it is against company policy.
