ring lenders for update

I applied a mortgage through a broker. I've been impatient and have been ringing the lender for updates. My broker is not good with keeping me informed and not easy to get hold of either. So I rather get the updates from the lender directly.
Getting in touch with the lender affect my application?
Would my broker knows that I get in touch with the lender? Just curious.

I'm sure your broker will advise when there's news. What updates are you expecting? The lender has a due process to follow that will result in either acceptance or decline of your application. If further information is required they'll be in contact.

I would say it's absolutely fine, but equally - is there really a need to do this?

Once your broker has put you in touch with the solicitors acting for the lender and the lender themselves there's very reason to talk to your broker directly except for advice ...

I'm going through a remortgage now and 100% of my recent communications regarding the new mortgage have been (since receiving DIP ) with the solicitors acting for the lender... Getting title deeds agreed accepting the offer etc etc.

Why would your broker care if you're making their job (for which they'll get a fixed amount of comission) easier?

Maybe if you feel they aren't doing their job and not passing information on, take it up with them! Make their life harder, they should be working for you. also consider not using the same broker next time around ...

Your broker will find out when you say the wrong thing to the team at the Lender's contact centre and the case declines.

Oh come on, lots of people arrange their own mortgages successfully. There's no need to be so negative about it, even if you are defending your profession

    We have had it happen.

Clients phoning the Lender direct never helps and at worst gets the case booted out.

On my recent mortgage application I phoned the lender myself a couple of times for an update rather than waiting for the broker. It turned out this caused the lender to audit the case as it flags up whenever someone other than the broker chases the mortgage.

So to be on the safe side, don't do it as it could cause unnecessary stress and delays!

I asked the person who picked up the phone at the lender's. He said it doesn't affect anything, they just read out the update on their system. He said they won't tell the mortgage broker but if the broker specifically asked then they'd have to tell them.

My application has been taking very long. Not sure whether it is to do with any audit or communication delay between the underwriters and broker. I thought and from what I gathered from the lender the later was the case.
Would they say if my application was audit?

    Best not to ring again.
    Thanks for your replies.
  • I think this must be what happened to me, I had a case with TMW and I rang up a few times to chase and it got pulled for audit and then declined for no real reason they refunded all the fees including the valuation fee which they had undertaken. I have done a fair few mortgage applications and have never come across anything like this before, really frustrating.
  • That's an interesting one. We are going through a broker, and have an AIP. The lender is waiting for an employment reference to be completed, but there seemed to be a delay on it reaching my OH's place of work.

I rang the lender directly to check they had the right address etc., and the broker had no problem with this. Going through a broker brings many advantages; one of the downfalls is being left to wait!
