declined from halifax - appealing help

Hi guys, i went to see MA the other day and got DIP accepetd from Halifax anyway he has just rang me and said When she was doing her checks at Halifax she said it has now declined due to further credit we have not put downi was a bit confused as i had mentioned everything to the MA told him about 2 overdrafts i have and he said they dont matter also mentioned about a new mobile phone contract and he said that it is ok with that to anyway having checked my experian report the overdrafts and o2 contract are showing on there o2 showing as an actual loanmy MA has since spoken to Halifax and now needs to appeal the decision with the manager my problem is since Halifax has done another search my experian credit score has now dropped into the FAIR category i have just gone on the halifax website to get another DIP with EVERYTHING added on and it has been approved so i am very confused now How long does an Appeal process take also do you think i should do it all myself and go with the new DIP?

  • Ignore the score first of all, mine dropped 500 points after Halifax searched me for our mortgage application but its irrelevant anyway because lenders don't see it and mine was racing around between 400 and 999 because they were not reporting my history correctly so I got rid of Creditexpert and decided to save the £14.99 per month instead.


    I am confused tho - if the mortgage advisor is appealing the decline why have you done another AIP - even if its been accepted your advisor is already doing your appeal for you and I would let them get on with that rather than muddying the waters with your own application - our broker was worth his weight in gold, and we had some to ing and fro ing with Halifax
  • yeah thought as much with the credit reports they are all completely different!i applied again to see if i would get accepted with the things the advisor missed off because i am so scared i will lose the housei cant believe it i am now £360 lighter for the survey fee's and it didnt even get anywhere near that stage - reading the forum aswell the likelyhood of getting the decision reversed is pretty much 00% im so upset right now
  • We had an AIP of £136k in July, nothing changed but reapplied today and was told a straight decline with no reason.

    How does an appeal work?

    Normally there's no grounds for appeal. There's no right to a mortgage.

    Lenders set their own commercial terms as to whom they wish to lend and on what terms.

    Try another lender. Or use a broker to find a lender that will consider your application.
  • Get yourself a good broker who can deal direct with business development managers etc etc if you want, I recommend a brilliant one via private message
  • Hi thanks for the replies guys, i am so annoyed as i told my mortgage advisor about my overdrafts and mobile phone and he told me they are not classed as credit - now it looks like i have tried to make a fraudulent claim and i am £355 down for the survey fees which didnt even take place (can i get this returned to me?)Also trying not to sound too stupid but what is the difference between a mortgage advisor and a broker please? i am hoping to get a mortgage with someone who doesnt request bank statements as there is quite a few gambling transactions on mine which i did not want them to see the last time was the start of December so would need 2 wait another 2 months before i can send them in! which the person who i am buying the house from wont wait that long :-(i am so annoyed with my MA i could have done this all myself but thought i would pay just incase anything sticky came up that i didnt understand and it looks like he has blown my chances now

    Theres nothing in the OP to suggest a lender that doesn't request bank statements couldn't be used

  • yiiiippppppppppppppppeeeeeeeeee just got off the phone to my mortgage advisor and i have won my appeal!! i have now passed my checks and they have sent instructions for a surveyor thank god!xxxxxxxxxxx
