this time of year is a bit weak in the rental market. So far I have not noticed much movement in rents over the last 2 years (but the 2 years before that was a good 10% increase)0

If that's based on the ONS it tends to under-state rent rises as they survey all renters including those on existing tenancies as well as new lets.
Which would be like basing a house price survey on all sold prices for the last few years not just current sold prices.

We won't see a big uptick in rents until the new tax grab on landlords starts to bite over the next few years.
The experience in Ireland, when they disallowed mortgage interest, was that rents and tax evasion sky rocketed. The policy was quickly reversed.0
