Santander HELP

I'm hoping someone will be able to offer us some reassurance.

We have applied for a HTB equity mortgage with Santander - passed their credit check, sailed through the affordability had valuation carried out. They asked for more bank statements and a letter from my employer to confirm salary as I have literally just received a 10k pay rise in the last 2 weeks which is not yet showing on my payslips.

Letter provided but they wanted it signed so I went back to th employer asking her to sign it and send back to me. In the meantime our broker was asking Santander if they could offer and we would provide signed letter afterwards as the application was with underwriters for a few weeks already. At that point Santander Declined us due to affordability but said that if we provide the signed letter that we can appeal and they will look at it again.

It's been with them the last couple of days and we are meant to hear back tomorrow. From experience, how likely it is that they declined us because they based it on my previous salary?

Our incomes: oh 40k I was 17k and now 27k plus shift allowances and overtime of approx 6k

I want a glimpse of hope that we can still make this happen. We are borrowing at the top of our affordability x
