Hello, thinking ahead... Are there any high street lender who will lend sooner than 3 years? I have seen skipton and accord will lend after 3 years... Any others?

Don't bother thinking ahead. Chances are that everything will have changed in 3 years time anyway.
Need proof? 6 months ago, only Barclays and Co-op would offer you a basic current account (and Co-op wouldn't if you applied after you had been made BR). Now, there are at least 10 banks / building societies who offer basic bank accounts.
Take everything a day at a time, and you'll be amazed how quickly time passes.

Have you considered looking at Rent to Buy? Where are you in the country I am a property trader and may be able to put you in touch with someone who you could speak to if that would be of interest?0
