Can we get a mortgage?

Hello everbody, looking for some help/advice as my brain's starting to melt

We are in the market for our first home but our situation is quite unique and we need to know if it's feasible to get a mortgage with said situation.

The house we are looking to buy is £400000

Between myself, my partner and mother (who'll be living with us and is 72) we have a deposit of around £180000

My partner earns 25k salary

I have just gone self employed this year and will earn around 21k but in the previous 2 years i was both employed and self employed, therefore my self employed earnings average at around 2k per year for the past 2 years,

my mother earns around 5k

In addition to this we have the option of a guarantor who earns 250k plus
