    .... but then I am a quantity surveyor.

    All I meant was that QS's estimate the cost of building works, so I wouldn't have to rely on anything that an estate agent said, I didn't mean anything by it. Sorry if it came across as something else.

    Well, if Surbiton is a bit of a stretch, they could look at places like


    Hinchley Wood (more of a suburb than a place itself, but given it's minutes from very nice places like Esher and Claygate, and Surbiton, it's a good option, but can be cheaper than any of them)


    Hersham (a bit further out, but good value and has decent supermarket, high street shops etc.)


    Hampton/Thames Ditton/The Moleseys (there are cheaper corners, but it can be very charming too with the river, the parks etc. and although it's on a branch line the frequency isn't too bad).


    Epsom/Ewell (definitely a social place, probably will be linked into crossrail 2 eventually, although not all areas will be affordable).


    The place that's best value is Chessington, but it's because it's pretty boring (World of Adventures aside!) so I doubt they will be too interested. In my opinion this is where Crossrail 2 should have been going to, but it doesn't look like they'll pick this option.

    what is the estimated build cost of a standard 80 sqm terrace these days?

    The go to figure seems to be £1k/sqm but I feel that is underestimating things by a huge margin. maybe for a volume builder its possible but not small scale

    Well I'm not going to start working for nothing, so please don't fill in the blanks and expect and answer, I won't provide it. I have been out the industry now for over 10 years, so I am out of touch with the market, without a real effort, what I used to do all night, now takes all night to do (as they say).

    That can be a useful rule of thumb (£1k/m2), but it depends where and to what specification (and any plot anomalies (retaining wall/service diversions/demolition work/etc.etc.). I would use a fair bit more if I was doing a self build (not that I would self build a terraced house). I actually teach cost planning now, but the technique of it is far more important for students to learn, than being in touch with current costs (that just come with familiarity). Many of my students are part time and have a better feel for current market rates than me.
