We're porting our fixed rate to a new build which we've part exchanged our current property for, and haven't got to pay the ERC.
Might be worth checking with the bank what the minimum % deposit they want for a new build from your particular builder, as they can have set figure.0 -

you will have paid off some of the mortgage(£5k ish).
current equity should be around £35k at £156k0
