    But what property is that? New build = premium price, off plan? :whistle::undecided... possibly can kicking on the horizon. Auction - possible money pit more expenditure/not 'ready to rent' and the list of scenarios goes on.

    I have agreed with the buyer to split the fee. So I will be down about £3k on the asking price. They increased by £2k.

    I do not mind being S.O.L. on the fee although it would be very nice to receive that bonus on top.

    The buyer would definitely look elsewhere if I were to ask for the remainder to be included in the price and we are quite a degree through the process.

    I think really my only course of action is to ask the lender if they are willing to negotiate on the fee for the sake of good customer service. If they say no then just eat it.
