    you're wasting your time looking for 2 year deals on £33K in my opinion - just go for the cheapest lifetime tracker you can find as you'll never offset the switching costs each time with a loan that small.

    Bang on Toonfish. Agree completely. Make sure it allows overpayments aswell as it sounds like you want to bring this down quicker than current term anyway!

    There are planty of 'no fee' deals out there where the lenders pay legal and vluation and there are no arrangement fees. Obviously the no fee bit applies only to your new lender so you would need to factor in the exit fees from the Halifax.

    Lenders such as the Abbey and Yorkshire Building Society (among others) provide these.

    The rates are higher that those where you pay fees, however, it is with smaller loans that these pay to look at.

    Look into the Woolwich life time tracker, .17% above base rate, no fees etc, can overpay as much as you want.

    New rates from NatWest on Monday and they are LOWER but do not yet know about the fees. However there are a few very amazing deals for BTL's but they are limited so its a first come first serve.
