Am i entitled to compensation for no power

Hello, just after some help please, I live in an apartment block where last august I had no power for 12 days due to communal fuses catching fire leaving several of the apartments without electricity and hot water. I contacted Watson property management who run the maintenance of the building who told me at first that this would be sorted over the weekend. Come after the weekend was told that this was a problem with the electricity supplier and that are awaiting on fuses to be fitted, I asked if they would be willing to put me up in a hotel whilst the situation was being rectified and was told I would have to pay for myself and claim back food and board through their insurance later on. I couldn't afford to pay for the hotel at the time and so had to rough it out without electricity and hot water getting showers at work Anyway here I still am in regular contact with the management company still waiting to be paid for my claim for food to be told they are awaiting payment from the supplier. Anyway my question is am I entitled to any compensation for the days with out electricity and hot water. Any advice and help on this is greatly appreciated.

    Do you have an agreement or contract with the property management company? If so, what does it say?
  • Hi, thanks for getting back to me, I am in contract with my landlord who has bought the property from Watsons of which the landlord pays service charges ( which comes out of my rent ) for the maintenance and upkeep of the building and ground.

    You may be better asking on the housing buying/renting/selling board. They're a lot more up to speed on relevant housing laws.

    I believe in certain circumstances you can be entitled to with hold money off your rent if your home is uninhabitable and you need alternative accommodation but it can also cause major problems - especially if the landlord doesn't agree with your claim so before doing that you'd want to get proper advice.

    Usually when compensation applies the questions are mostly what losses can you prove?

    Pile of food thawed out in the freezer, receipts for food you would not normally have bought out etc etc.

    I would imagine your rights are against your landlord for payment, and then it is for him to recover losses from the property management company.


    My advice would be to go to the buying/selling/renting board mentioned above, or alternatively get in touch with CAB. I'm sure you will be eligible to some compensation, but this will likely come directly from your Landlord.

    I'd expect a pro-rata refund of rent for the 12 days
