yes indeed, that is simply the law : there is nothing to 'look out for', it is simply how the tax works
Maybe we should all have to wear tee shirts issued from the inland revenue, saying something like (depending upon the individual):
I submitted my 2015 tax return and included:
Employment income
Dividend Income
Savings Interest
Land and property
Capital Gains tax
(anyone who spots an omission please call 0800 8766568)

I've seen it take place, on that tv prog, called something like, 'can't pay, we'll take it away', it really is dreadful. There was one woman, who wasn't actually behind with her rent, and she was really shocked (obviously) at being asked to leave her home within an hour, her husband was out, and her child was at school. The council had previously told her not to worry because she would be given plenty notice (which she would have by the county court, but not by the high court).
I would use the high court for speed, but (unless they had been particularly vindictive) I would contact the tenant and point out what was going to happen well in advance, it must be awful to open the door to hear a guy saying, you have one hour to vacate.
