So what happens when private landlords offload their property? who will perform the role of Britains social housing then?

    No one
all the houses will be sold foreign investors and shipped away brick by brick to asia without btl landlords performing thier vital role

I believe the average advance on a BTL is around 66% (which includes remortgages).

IIRC the average mortgaged house has 55% equity in it so not so very different.

Vast majority of BTL are highly leveraged.

Do you have any evidence of this or have you just made that up?

A lot of Buy to let properties are bought for cash. I remember reading a statistic that about 40% of all London transactions involve no mortgage.

    Staggering amount of wealth about...

No mortgage that you or I can see. A friend of mine bought a property in Spain for "cash". The "cash" came from remortgaging his London home.

I'm in the same situation with my second home. Second place owned outright and about 50% LTV on my main home. Total LTV about 30%.

i.e. not highly leveraged and neither is your friend.

Evidence? or just another made up statistic?

Love it how just cells has to provide evidence. :)
