HSBC Mortgage Calculator

Hi All,
First post. Some really great stuff on here.
I am currently saving for my first place.
I have been surfing the net and entering my details into lots of different 'How Much Can I Borrow' Calculators.
HSBC's one brings a massive smile to my face with the amounts that it spits out...
But how accurate are these calculators?

HSBC is not known for its lending generosity, so I would suspect the accuracy of the output, if it looks massively greater than others.
Typically, you will be able to borrow upto 4.5 x income, after taking into account dependents, credit etc.I am a mortgage broker. I did the nationwide mortgage calculator and it was very accurate. I have since got a MIP from nationwide and have been offered the same amount as the rough online calculator suggested.
It will depend on your circumstances though o course, if you are honest and you know you don't have bad credit then it may well be a very good guide.YNWA
