    Try cycling around. You'll see and hear much more!

    And get a day pass for the local bus and ride the buses - you see so much more and get to see where the riff raff get on/off and what sort of hovels they shuffle off into.

    Bus travel is an eye opener for that as it drags you round all the estates you'd normally just go past.

    70M is a very small amount in regeneration terms but if it serves it's purpose in encouraging more investments locally then it may kick start change. Observing the local population now is of little point, unless this is already part way through, as a successful regeneration brings in new people with it (such as you). Local shops would be an indicator, if betting shops are closing and new independent coffee shops coming that's a better indication of change.
