    I personally wouldn't bother with 1 bed or studio apartments. You have shorter lets and more voids.

    My preference is studios and 1 beds for the following reasons;

    + it's the first wrung on the ladder and thus the easiest to let (in a deep recession it may be the only affordable option for many). You say '2 bed flats will always let' but in my considerable experience this is a baseless claim

    + Rent yield is highest. The uplift in rent on a 2 bed flat tends to be marginal but the price paid for a 2 bed tends to be about 30% more.

    + Smallest possible outlay. A typical B2L mortgage on these for me is very manageable. I have an empty flat just now (drug factory) and really it's not an issue to have no rent for a while.

    + Easier to manage and renovate, less to go wrong.

    A letting agent works out of my own office (she rents space from me) and I see people with houses and 2 bed flats really coming unstuck

    I sit here day in day out figuring out my next move in huge detail and so far studios and 1 beds have won the day

    You mean like the info that HappyMJ gave you in the first few replies to this thread? It sounded like you'd already decided on a one-bed, regardless of their advice, so what's the point in giving you more advice?

    Relax, it's a matter of discussion, take it easy. You post your data and opinions, experience, arguements, etc. Others do so and we evaluate each post and discuss and form our own opinions.
