Equity Loans

Hi
I work for the NHS and have seen details of an equity loan scheme through http://www.healthhousingsolutions.com/ . Myself and partner are currently in the position of really needing a bit more space for the kids but the next jump up the ladder is a big one that is impossible for us to make in our local area - we would have to move miles away! This scheme looks like it might offer a resolution to our issue but I was wondering if anyone might be able to highlight any poss issues/dangers with a scheme like this as it seems a bit too good to be true...
