Mortgage application. Declare dead defaults & CCJ?

After years in the financial wilderness, it appears the 6 year rollover has happened to my credit file. I had a CCJ and two defaults on there. Both appeared 2 years ago when I registered to vote as I'd moved around a lot and lost track of the debts. They were old, from pre 2010 and I assume, as the defaults were from that time, even though they were put on there recently, they cane off as the original default was over 6 years ago?

I checked Experian, Noddle and Equifax and all are clear, before testing my credit status by applying for and getting a £4k credit card approved instantly!!

When I'm inevitably asked on a mortgage application, "have you any defaults or CCJ's"?. What should I say? I've read a lot that once my file is clear, its clear, (unless I pay some or acknowledge the old debts and the statute barring is taken off), and don't want to risk it, but I need a mortgage.

I've also heard of a "hunters report". Can this show mortgage lenders old debts that aren't on my file?

If I say "yes" then they will most likely reject me. Do I bring attention to what they cant see? Or can they see it?

As you can probably tell, I'm new to all this :)

    If they ask have you ever had any defaults you must declare them.


    If they ask have you had any in the last 6 years then you do not.


    Its not about how far back they check, its about answering all the questions honestly.

    Is that the full question asked? As the precise wording is very important. Any guidance notes as to how the lender wishes you to answer.

    NHunter is used to detect inconsistancies between credit applications to different finance houses.

    Any unsatisfied defaults and CCJ's will impact lenders you can potentially apply to. While the CRA files will be clear. Lenders won't have forgotten you.

    I'm just anticipating that section on the application forms. There's always one.

    When you say "lenders wont have forgotten you", do you mean that if, say, the original pre debt collection agency debt was with a certain bank then I'd better not bother going to the same bank for a mortgage? That makes sense. I'd best check on who owns what nowadays. Credit cards companies and banks are all owned by other banks, etc.

    I think the other posts cover it well.
    Answer the questions as they are asked - not how you think they are being asked.
    Have you had any defaults in the last 6 years is very different to have you had any defaults.

    If in doubt, speak to a broker.

    Often referred to as a blacklist. Lenders do maintain records of previously troublesome customers. No detail is maintained so no contravention of any rules. Once bitten twice shy.
  • Hello. You could say it happened more than 6 years and you have got better with your finances. I went to see a mortgage consultant and a person would have to mention everything. They would say no if a man said he didn't have a credit card and he did have one really.
