Mortgage without proof of income??

Hi guys
looking for some help here I am struggling to find a mortgage as I have no proof of income but have deposit and savings to pay mortgage.
Basically Ive been living in Australia for 4years and have saved up some money and now want to buy in Northern Ireland but have been told im going to have to wait 2 or 3years (or longer) as nobody will give me a mortgage without proof of income and history.
I am renting at the minute paying £600 month but could mortgage the place im in, repayment for around half that.

Ive researched non status and self cert mortgages but it seems non status is based on your credit file which i will have none and also only being back in country looks almost impossible.
I have a budget of around £70000-£100000 which should get me somewhere not bad and have a 10% deposit. I have a little bit more saved which I hope to start a business of some sorts with.

Currently just working as a taxi driver (as still not alot of work here but ive had to come back as need to spend time with my kids) but its killing me paying £600 month rent would really love to get on the property market asap but having great difficulty have been trying last 2months or more since i got back.
Been banging my head of the wall so much would greatly appreciate any help or anyone else thats had to do this or even just some advice???

    You're thinking down blind-alleys.

    An experienced broker would be thinking about how long you've been back in the UK and how long an employment/income you can prove.

    I can think of two lenders who will lend when you've been back in the UK and earning for six months and another once it's a year.

    Find a decent broker and leave the self-cert blind alleys alone...

  • thanks for reply, ive seen 3 mortgage advisors and all said rules and regulations alot stricter now due to financial crisis and id would have to wait.

    Who are the 2mortgage brokers that would consider after 6months?

  • They are lenders not brokers. You need to find a good WOM broker to discuss your options, obviously you've not found a good one yet.

    Find a job with a stable income. No point in committing to something that may become unaffordable.

    Look at it from the lenders point of view. You have no proof of income, how can you pay the mortgage off?

    The fact the rent is more expensive than the mortgage is irrelevant. You can't prove you can pay the mortgage off, that is the bottom line. Lenders measures risk before loaning large amounts of money and rightly so.

  • Our lender accepted my husbands contract which hadn't started as proof of income I would find a different broker as there are companies who will look at contracts, 3,6 and 12 months earnings based on what I've read on he forum over e past few months
  • cheers for the reply you wouldnt happen to know any of these lenders? or have a link to forums with more info
