LANDLORD NEWSLETTER – JOINT OWNER LANDLORD REGISTRATION FEE REFUNDS

Since the 25th January 2014, all landlords who either as an individual or joint owner have been required to register with the Landlord Registration Scheme. At the time the scheme was introduced legal advice to the Department was that each landlord must pay the fee. We have received revised legal advice that only one fee is due to be paid when joint owner landlords register with the Landlord Registration scheme.

This means that those joint owner landlords who were originally required to register separately with the scheme and pay the registration fee may now be due a refund.

NI Direct, who administer the scheme on the Department’s behalf, will make initial contact with joint owner landlords who may be entitled to a refund by text message, telephone call, email or letter depending on the details recorded at time of registration. It is anticipated that all affected landlords will be contacted over the forthcoming weeks.

It is important to note that joint owner landlords who have registered separately will have to agree who should receive the refund within their joint owner group. Remember that one registration fee per joint owner group must be retained.

When the joint owner group reach agreement about who should receive the refund, the landlord(s) who is/are due the refund will be required to provide their details including bank account information to NI Direct to enable the refund to be made.

It is intended that payments will be refunded between January and March 2016.

When you are contacted by NI Direct you should access their website at https://www.nidirect.gov.uk/landlord-registration-scheme for more information on how to apply for the refund. "

I was contacted about this today, very welcome news! My mum helped me buy my first house, which I now rent out, she has not been involved financially with anything to do with it for more than 14 years but I still had to put her name down on the forms and pay an extra fee for her share. so it's nice to be getting that refunded
