    No, just to a boiler that doesn`t need a kick start and a roof that covers the house.
    All those things are OK and I don't pay anything like £400 a month and I have a choice of rooms and toilets.

    You ought to show that carper what for and post some photos of your flooring and kitchen units.

    Yes I've done all of those things at some point over the last 30 years but each time it was because I wanted to not because I needed to.

    I also didn't have to ask anyone else's permission and the work was done to my standard and not some third-party's with a different agenda.

    I just had a rough tot up of what I've spent over last 30 years including white goods it's probably about £35k in today's money, changed carpets and decor more often that I would if renting and some things needed doing when I bought, house priced accordingly.

    Paid of mortgage 5 years ago so have saved at least £70k,in rent, not to mention my mortgage was less than equivelent rent for entire mortgage and considerably less in later years.

    In 22 years I've replaced one roof tile (a window cleaner did it for £10). Never replaced a boiler although might update it next summer. A few fence posts and panels. Same kitchens, a few updated bathrooms where the ones taken out were perfectly serviceable.

    Crashy knows full well his landlord's maintenance costs are close to zero.

    £400 per month no questions asked. Crashy's happy and I bet his landlord is too. All too often we hear only bad things about renting so it's great to hear about Crashy's and his landlord's love in.
  • I suspect most home owners are like me and don't put anything aside every month for maintenance.

    Despite what the HPC crowd would have you believe, in 30 years of home ownership I have never had to replace either a boiler or a roof.

    In 18 years I've replaced

    All windows and doors (they were rotten but not picked up on the survey)
    The heating system
    The wiring
    The Gas Fire (It was safe but ugly)
    The Kitchen (It was 1966 and functionally wrong)
    The garage (The concrete was damaged by the previous owner driving into it)
    The Bathroom (the 1970's green HAD to go eventually)

    And added


    A Loft conversion.

    I reckon I've spent MORE on the house than it cost me to buy.

    In all the houses I've owned I don't think it would be possible for me to ever spend as much on it as it cost to buy. However even in your own extreme case most of the costs were because you chose to spend money and not because you had to.

    It cost a little under £50K in 1998.
    My Brother In Law used to live in the same street and paid £32K in 1986.

    You are right, much of what I've spent has been a choice. Some because the next step up was a step too far.
