New morgage application help

I have been mortgage free for 9 years. I have an endowment that was attached to the mortgage and this matures in 7 years. I want to release 10K from the endowment, but realise cashing it in at this stage wouldn't be a good idea.
So I want to apply for a 10K mortgage for 7 years. I am really struggling to find a lender for this small amount, and ideally would prefer interest free. I am currently undergoing an application with the HSBC for a five year fixed fee saver mortgage. Now things have changed a little since my last mortgage, so I think I've made a mess of things. The first issue is I was rejected because I don't have an HSBC premier current account, you must have one to apply for interest only. I changed the application to a 25 year repayment, so I will pay off a little of the capital within 7 years, then pay of the mortgage when the endowment matures, even though I would prefer interest only.
Now another big problem is legal fees. I believed there would be none as this is a fee saver mortgage (in the past this included a legal panel). I have been told I will need a solicitor to sort the deeds, and the cost would be £585! Now I'm not even sure if the documents I've got are the actual deeds? As the house is 15 years old I was told it's on the land registry database and not necessarily needed?
So my main questions
1: Can I find a mortgage that will include legal fees in the fee saver for just a 10K loan?
2: Do I need deeds? Or will the land registry database be sufficient?
3: Will ditching HSBC after a credit search affect my chances of acceptance with another lender due to credit search? My LTV is only 5%?

  • Just to confuse things more, I've downloaded the title register from land registry and it has Proprietor as Santander entered in 2010, even though I completely paid the mortgage off 4 years before. Sounds like they still hold the deeds?

    If the property is registered you won't need to produce any old deeds/documents (if they still exist) to prove ownership as the lender will rely on the electronic register to confirm details.

    If the endowment was attached to the mortgage in some way this could be why the registered charge (mortgage) is still shown but Santander can presumably confirm that for you.

    Thanks for the help. I've spoken to Santander who say they've never received the deeds from my previous lender, although I have a copy of the solicitor who dealt with the mortgage which says the deeds were forwarded, so I'm not sure who to believe. Santander also say there shouldn't be a charge with their name on the deed, but my downloaded copy has, so they are getting it removed. Thankfully I've now managed to raise the capital another way without remortgaging, which I'm very pleased about considering the service I've had from HSBC, where different advisors have given me conflicting information, then blamed me for the errors.
