    I think IR will be no higher than 1% for the next 10 years, this is the new norm.

    The low rates haven't really helped as people have now mortgaged to the hilt with the rates a their present level then will been in trouble when the increase by just a little.

    Turkey has a very large Army, and they have annoyed the Russians
