Urgent Conveyancing Recommendation - quick look at my shortlist and honest opinions!

Hi all

I got an offer accepted yesterday on a lovely flat, on the condition I move to complete as quickly as possible because the vendor wants to get his money as quickly as possible.

I've shortlisted the following solicitors for the legal side of thing - obviously I'm keen not to pay over the odds (:money:) but also recognise I may have to pay for speed. Honest opinions/experiences on these are MUCH APPRECIATED, or an alternative:

- Anthony Gold circa £5K (local firm to be in London, but expensive and don't offer a 'no completion' guarantee)

- London & Country's recommended partner, £4200, with guarantee

- Smart Legal, £4460

- 1st Property Lawyers, £4169 with semi-guarantee

- OnlineConveyancing.co.uk, £3930

- Lambert Pugh, £4335 with guarantee

    The one thing you have missed is that a prospective solicitor has to be on the lender's panel.

    Money doesn't buy you speed. Housing transactions have minds of their own. Vendors always want to move quickly until it doesn't suit them.

    5 k is a bit steep, your house must be worth quite a bit.

    I would avoid recommended partners from anyone you have encountered esp EA and including L+C

    Use a rated one, one that had been reviewed extensively already.

    I've had good experiances with Martin Tolhurst solicitors.

  • The buyer of my house is using these,
    --he can't get through.
    --my solicitors can't get a call back
    --my estate have left loads of messages no return call.
    --lost paperwork in the post
    --exchange day been missed 3 times.
    Been dealing with Francesca Davis and spoke to her assistant who said she was on training and then amazingly became available.
    I asked to make a compliant, no phone call back. The communication with this company is awful.
    10 weeks on and they lost a document in the post, the buyer is a first time buyer so should be easy for them.

    I would double check the no completion guarantee - we opted for it then after we had signed up was told it didn't include any search fees etc so there was still a bulk to pay out.
    Let’s just pretend I have not been alternately drowning in debt or only eating toast to try and pay it off for the last 20 years 😭
