Reclaim VAT on New Build

I have been told on good authority that I can claim VAT back on a lot of the purchases I have made on my new build property. Can anyone shed some light on this and/or links to the correct procedure to take. I was told only certain items are eligible. These are some of the things I have bought and paid VAT on...

American Fridge £1850
Curtains and Blind for Kitchen £1000
Oven £350
Sink £200
Tumble Dryer £250
Extractor fan £100
Dishwasher £450
Wooden floor £700
Tiles £2000

Alot more to add but this would be the bulk of it...

No, nothing you have bought is eligible for a VAT refund.

Assuming you are a DIY builder and haven't just bought a house from a developer then reading the detailed notes to the form you need to complete it looks like you could claim for the extractor fan, sink, wood floor and tiles. Follow the link above to the form and then read section 3 in the detailed notes.

If you've bought from the developer and just added extras then you can claim nothing.

That's disappointing as I did buy off a developer. The house was sold as part turnkey so had a fair bit to complete.

I presume it is the same rules for here in Northern Ireland. It was actually my stove fitter who told me this. He sold me the stove Vat free as he said he could as it was new build
