    Are you and the OP one in the same? If so you still haven't said whether or not you have consent to let your current property or a (regulated) BTL mortgage (since you are letting to family).

    You have the house value as £3,000 - with a mortgage of £73,000 and £13,000 secured which generates a minus £86k on the property
