Help to buy equity loan Mortgage

Hi - we are hopefully buying a new build property and have a mortgage offer from Halifax and the help to buy part has been approved too.

Our solicitor has said "the equity loan can take some time to meet all requirements" but I don't really know what this means. Can anyone shed any light? Thanks.

    I've heard that sometimes the funds aren't available at completion and it takes a few days for the builder to receive them? Only a problem with small builders who won't accept hand over until it's all done though, I think.

    Complete guess though. Ask your solicitor. ;)
