Council tax assistance please

Hi people, looking at trying to see whether l am in the wrong band, well l assume l am. Trouble is that the houses around me are all different sizes, detached and semi detached etc. There are also only several buildings in my stretch of properties. This is making my direction difficult.I have checked the web sites for everyones banding and mine is the highest, E. My property footprint would fit into next doors about 3 times, they have a bigger property and loads of land. Guess what they are in a lower band. They have been there about 12 years. When l checked with my local council they stated that my banding had been the same for 23 odd years, about the time the previous occupant moved in. I have tried to establish the previous valuation on the various web sites to no avail. As l said all the properties around here are different.
Can anyone offer any solid suggestions on best way to proceed. Thanks.

If next door is 3 times larger than yours and is only in Band D, it would suggest that they are underbanded, rather than you being overbanded. Land won't make that much difference to a band.

However if this property is a farmhouse, you cannot use it as a comparison as farmhouses are valued on a different basis to other dwellings.

If you could give us more details about your house it would help trying to see where you should start. If it is in Bedfordshire, I may know it as that was one of my areas when I worked for the VOA.
