Hello forumites.
I'm not too good with working out how mortgage rates are worked out so am looking for help please.
I currently have a Halifax mortgage paying 3.14% on a balance of £162k on a house valued at £270k.
I can/want to switch in January and have 8 options. The options for moving to a 60% LTV will mean me needing to pay £7k off the balance which is currently in a 1.05% ISA.
But there are also up to limits which will mean me paying more to get into that band which I can doas well. There are no product fees.

I'm in the process of fixing on a 65% ltv with nationwide at 2.59% for 4 years, no fees (I think it may be a 70% max. If I were you I'd shop around a bit and not necessarily stick with Halifax.0
