Mortgage House Valuation

Hi All!

I bought a house back in 2007, when all things were booming. As a result, I have found myself in negative equity ever since. I ever so stupidly took out a 100% mortgage (18 and stupid). I moved out of there in 2011 and now rent out the property.

Some quick figures for consideration;
Bought for £128k (£131k borrowed including all charges etc)
Current Balance £115kish.

I would like to consider options for re-mortgaging but for that I need a house valuation. I would ask an estate agent, but feel I don't usually get a real valuation. I would go to the bank, but fear that if they value the house very low (ie under what I owe) it may affect my current deal. There has only been one sale in the area since mine (!) and that was for a ridiculously low price as it was incredibly run down.

Does anyone out there have any advice on a good valuation that banks would tend to agree with?

Any advice much appreciated.
